74% of home sellers say they would not use the same REALTOR again! Why? Lack of communication! When I first got in to real estate I read and heard this statement and found it hard to believe. After 6 years, I believe it. I have heard both sides of the story.

Two years ago I introduced this Acknowledgment of Our Working Relationship. Before signing the listing agreement we discuss this acknowledgment and proceed to get it signed.

Does it work? I commit myself and I get a commitment from the seller to be motivated to sell and work with us. Is this Pollyanna? Is this pie in the sky? Call it what you wish, I am quite comfortable with it, my referral business is tremendous and when going to the grocery store, I can afford to purchase a better quality of hamburger!

Assurances and Commitments to you as Your Seller Agent

 As your agent I am committed to doing whatever it takes to sell your property in London Ontario. If it takes endless hours of marketing your property on 14 websites and blogging weekly, working with other agents-my commitment is to give you 100% effort until we find you the perfect buyer at the right price.

 I will put it all on the line. I will devote all of my and my staff's professional energy to the accomplishment of your goals- again, finding you the right buyer at the right price.

 The number of hours, days, weeks, or months (if necessary) it takes to help you reach your goal is not relevant to my commitment to you and our relationship. You will receive 100% commitment on my part from day one forward- regardless of how long it may take.

 You will receive continuous communication and updates as to how we're doing and the progress and possibilities available to you. You will receive any assistance you might need to arrange financing, inspections or any other needs of the selling process.

I will act as your guide, your consultant, and your trusted advisor. If I feel something is not in your best interest I will suggest other options. If you receive an offer you really like and want but I feel it's not in your best interests, I will honestly advise you to walk away- if necessary.

 The bottom line is I am totally committed to our relationship and helping you every step of the way- regardless. Your best interests are my first and top priority and together we can accomplish your goals. Together, with a little hard work, we can help you find the right buyer at the right price and make it a smooth easy process for you to become a proud new home seller.

 A Small Favor I Need To Ask Of You In The Process

First, openly and honestly communicate. The success of our relationship depends on open honest communication. You need to tell me your likes, dislikes, what you want, and don't want and above all, when you have concerns you let me know so we can address your questions.

 Second, because you will be receiving many hours of my and my staff's time and professional guidance in this process (20,30, possibly 50- 100 hours or more), for which I will NOT be paid a single penny- until and unless we can accomplish your goals- I would like to ask a small favor and commitment from you.

For investing potentially 50-100 hours or more of my and my staff's time in our relationship, helping you search, find and negotiate the sale of your home , I would like to ask you to make a commitment to our relationship and allow me to be your exclusive agent.

 What Does Being Your Seller Agent Really Mean?

 It means in this relationship we are forming a team and committing to each other. We are both understanding of each others needs and have only one goal- to help you find the right buyer at the right price.

 By you making this commitment to our relationship I am empowered to commit all of our resources to the accomplishment of your goals.

 If You Can Leave At Any Time Why Have This Agreement?

Actually, it's nothing more than an acknowledgment from both of us that we're on the same page. You understand I'm committing my and my staff's time, resources and energy (without compensation) to help you accomplish your goals. And for that you're assuring me that you're committed to our relationship and you're going to work with me.

 But again, if for any reason my staff or I don't live up to your expectations... you can end our relationship. All I would like to ask is that we keep the lines of communication open and we both make a sincere effort to let each other know what's going on. This way if you have an issue with anything, my staff and I can do everything possible to satisfy your wants and needs.

 So in conclusion, we're forming a team... a partnership... a very important relationship with life- long implications... to help you reach your goals. Now let's go make it happen. Let's go out and find you the right buyer at the right price!
