Selling a House in Komoka?

The Right Selling Price Will Make A Huge Difference in How Much You Actually Receive!

Before selling your house in Komoka, the price you set is a critical factor in the return you’ll receive and when it sells.

selling a house in Komoka

That’s why a professional evaluation from an experienced listing Realtor can provide you with an honest assessment of your home, based on several factors including:

  • Market conditions
  • Condition of your home
  • Repairs or improvements
  • Time frame

In real estate terms, market value is the price at which a particular house, in its current condition, will sell within 30 to 45 days.

If the price of your home is too high, several things could happen:

  • Limits buyers. Potential buyers may not view your home, because it would be out of their buying range.

  • Limits showings. Other salespeople may be less reluctant to view your home.

  • Used as leverage. Other Realtors may use this home to sell against homes that are better priced.

  • Extended stay on the market. When a home is on the market too long, it may be perceived as defective. Buyers may wonder, “what’s wrong,” or “why hasn’t this sold?”

  • Lower price. An overpriced home, still on the market beyond the average selling time, could lead a lower selling price. To sell it, you will have to reduce the price, sometimes, several times. In the end, you’ll probably get less than if it had been properly priced at the start.

  • Wasted time and energy. A bank appraisal is most often required to finance a home and if the buyer's mortgage company will not appraise the property at that higher price, they cannot get the financing!

Realtors have known it for years – Well-kept homes, properly priced in the beginning always get you the fast sale for the best price! And that’s why a professional real estate lister, will tell you the truth, explain the facts of selling a house and then guide you in the selling of your home!

Buying a House In Komoka Ontario

The specific way you progress through a home buying transaction in Komoka Ontario  really varies depending on the real estate agent that you have helping you. There are many home buying steps that are standard, even though they might not be accomplished in the same order, but what about above and beyond the norm?

I feel very strongly that the home buying process from start to finish needs to be understood by all buyers and while not very exciting, can be very helpful in curbing stress and ensuring a smoother transaction that what my clients say, has saved them money!

You'll feel more confident about your home buying journey when you understand what is required of you and every other person who is involved in the transaction.

Komoka Provincial Park

Beautiful Komoka Park

If you love nature, hiking, walking or canoeing, Komoka Provincial Park is near by!

Note: One of my wife's and I favorite park to hike as it is only a few miles away. However, there have been changes to the parking, ( there is now a fee) , I am ok with the fee but usually when paying for something, I would like to see something for my money.

Nature is free or should be so, better trail maps & markers and prevent horses and their excretement from fouling a pleasant nature walk.
