   Houses and condos in the Hunt Club neighbourhood in London Ontario from January 1 to July 12, 2017  have been sought after with the days on the market dramatically reduced and the prices have risen as well, for example:

  25 houses in Hunt Club changed hands at an average price of $542,605 which was 105% of the asking price and these took about 10 days to sell through MLS.

 7 condos were sold, averaging $293,971 which was 98% of the asking price and 28 days to sell.

 What does this mean?

  Obviously, the past 6 months saw record sales and prices every month, but will it continue? I have a few ideas on that and here they are!


   46 houses  sold through our MLS system in the Hunt Club neighbourhood of London Ontario in 2016 from a low of $290,000 and as high as $951,000 and these took about  27 days to sell for 99.7% of the asking price.

14 condos in Hunt Club were sold in the same period from $325,000 to $590,000 and these sold for 98.3% of the asking price and they were on the market an average 29 days

  In 2015,  38 houses changed hands on MLS in the Hunt Club neighbourhood of London Ontario for an average price of $459,291 which was 99% of the asking price and those that did sell sold in an average 32 days!

7 condos sold in the same period for an average $363,600 and these were on the market an average 26 days!

The neighbourhood of Hunt Club and Hunt Club Green & Hunt Club West (see Riverbend)  is a mixture of old and new, yet a prestigous and vibrant neighbourhood.

        In 2014

   29 Hunt Club neighbourhood houses  sold in 2014 for an average price of $504,234 for 96% of the asking price and these took on average 36 days to sell. 9 condos changed hands for an average price of $262,433 and these sold for almost 100% of the asking price and took 38 days to sell!

Easy access to downtown London either off of Oxford Street West or Hyde Park Road.This neighbourhood has some great shopping and services for fresh fruit and vegetables, bakery and gourmet foods Remark is a chef's delight, StarbucksShoppers Drug MartGordon Jewellers and less than 10 minutes to all the big box stores.

Within 10 km there are 9 golf courses, both private and public. There is the Sifton BogSpringbank ParkThames River and other great natural spaces nearby.

What Price To Pick When Selling a House in Hunt Club?

   What price do you choose when deciding to put your house or condo for sale on MLS? I won't go into the debate about "free advice", you know, your hairdresser, co-worker, Uncle Ted who knows everything about everything, your financial advisor, or the "Free Market Evaluation" postcard or online generalities.

   Choosing a price to sell your Hunt Club Home

 Below are a few things you may want to give considerable thought to:

  • Not choosing the right price when a property is first listed. In other words, thinking “We can always come down”.

  • Putting the property on the market at an unrealistic price. A property must be priced on a comparative basis to the other properties which are similar. (I should add, everyone thinks their home is different but buyers and their Realtor do not think so.)
